Window Replacement - Residential
This guideline has been developed to identify the minimal submittal requirements for a permit application to replace windows in a single-family residence. The information specifies the required Submittals, Codes, and Inspections required for this type of project. Please review this information and call the phone numbers provided should you have any questions.
The following documents, forms, and/or permits must be submitted prior to plan review. Reference forms are available on the Building and Code Enforcement website and can be accessed throughout this document by following the appropriate link.
- Building Application for Permit
When filling out the application for a permit, include all required information that is pertinent to the proposed scope of work such as; site address, description of work, contractors to be used on the job and their respective costs per trade, total cost of work to be performed, complete applicant contact information, etc. Please refer to document titled Building Application for Permit.
- Window Energy Efficiency Specifications
Please submit documentation from the window manufacturer that specifies the series/model number of the windows to be installed, the energy efficiency ratings for each model of window to be installed (specifically the U-Value information), and any other information pertinent to the installation. The maximum U-Value is .32 for windows. The maximum U-Value is .55 for skylights. A lower U-Value means a better insulating window.
- Plans for Structural Alterations
If the framing openings that the existing windows are currently in will be modified to accommodate a different size window, please provide plans that identify the existing and proposed opening dimensions; the new header size, span, and bearing supports; the framing infill beneath the new opening; any electrical modifications that may need to be made; and any other pertinent information to the installation of the new window and associated opening.
In the event that the walls or ceiling are to be modified, current insulation requirements must be met for the structural adjustments.
The method for obtaining these R-values must be specifically indicated on the plans. These R-values must be obtained independently of any other structural components other than the insulation itself. The vapor barrier is to be installed on the warm side of the perimeter wall.(2015 IECC R402.1.1, R402.1.3)

The inspection listed below is required for all residential replacement window projects. Additional inspections may be needed based upon the scope of work for your project, and if you are required to have additional inspections, they will be listed on your Plan Approval Notice that will be attached to the approved plans.
